Radon Services: Guidelines for Homeowners/Real Estate
Whether you are a homeowner or an owner of rental properties, testing for radon is a simple and quick way that you can improve the health and safety of your family or tenants. Long-term exposure to elevated levels of indoor radon can negatively affect a person’s health. Prolonged exposure to elevated levels of radon is known to cause lung cancer. If you own rental properties or are in the real estate business, you maybe required by Maryland law to test for radon.
AMS provides the highest quality technical expertise in the area of radon inspections. Our employees are committed to taking the time to ensure that you are provided quality, professional, and prompt assistance with your radon needs.
Although home-test kits are commercially available, we strongly encourage you to reach out to a professional for testing. Our radon inspectors are accredited and have been specifically trained to take the most accurate samples possible. We work with high quality, certified laboratories to ensure that your inspection results are accurately analyzed in a timely manner. We ensure that our employees and the labs we work with all comply with strict quality assurance programs to ensure your results are as accurate as possible. Short-Term & Long-Term Radon Tests:
AMS can conduct both short-term (2-30 days) and long-term (31 days-a year) tests for radon. Short-term radon tests provide a snapshot of the radon potential in your home. They are performed under closed-house conditions and are most commonly used in real-estate transactions or determining if a long-term test is needed. Long-term tests provide a better picture of the annual exposure to radon in your home and can be performed under normal household conditions. Proactive homeowners who are looking to improve the air quality in their homes commonly use long-term tests to determine if radon mitigation is needed.

Guidelines for Time-Sensitive Short-Term Radon Measurements:
The testing process for radon testing is relatively unobtrusive and lasts from 2-5 days depending on your home’s design and atmospheric conditions. It is very important that you do not disturb the radon testing devices as it can alter readings and necessitate a retest of your home.

Below are some of the guidelines to prep your home for short-term radon testing:
- Close all windows and doors for 12 hours prior to the test initiation and keep them closed for the extent of the testing period. This does not include routine entrance and exit of the building, but minimize entry and exit as much as possible and ensure the door is fully closed behind you.
- Keep all windows, entrance doors, attic doors, garage doors, and pet doors closed during the test. Short-term bathroom/kitchen/range vents can be used as normal, but ensure they are turned off immediately after use.
- Keep whole-house/large ventilation fans located in your ceiling or upper windows turned off during testing.
- Leave crawl space ventilation or humidistat units running as they normally operate.
- Operate whole house HVAC heating or cooling systems normally during the testing period.
- Keep currently active radon mitigation devices operating normally during the testing period.
- Keep all pets and small children away from the testing equipment.
- Don’t use ceiling fans, vacuum cleaners, floor fans, or other aeration or circulation devices in the rooms in which the test equipment is deployed until the equipment is removed.
- Don’t utilize an evaporative “swamp” cooler while the test is in progress.
- Don’t use air conditioning window units during the test unless they are set to “Max Cool” (the recirculation setting).
